As the Director of Pre-Construction, you will be responsible for all front-end construction functions including scheduling, budgeting, design review and value engineering and working with the construction team to link front end design and construction processes together.
You will be responsible for the preparation of cost estimates for projects at key stages throughout the development life cycle and the development of pre-construction schedules. You are adept at building relationships and have experience liaising between trades, suppliers, consultants, development, and construction teams to ensure accuracy and that all stakeholders understand design parameters for pricing.
What You’ll Be Doing:
Budgeting and Estimating
- Create project estimates from feasibility stage to help guide project design decisions
- Oversee tendering process – work closely with selected subcontractors to develop detailed cost estimates, tendering and procurement strategies
- Evaluate subcontractor proposals relative to the scope of work
- Management and budget oversight of Division 1 cashflow
- Work with project managers to compare budget updates to pre-construction estimates
- Work with project team to drive alignment on project assumptions throughout early stages of projects
- Compile historical project information and perform analysis on historical data and future cost information
- Maintain current, competitive cost and product information under changing market conditions
- Work with project team to create quantity surveys and takeoffs and prepare estimates for all stages of design from conceptual through to final construction documents
- Develop and maintain documentation related to proforma development
- Evaluation new project typologies, materials, built forms and to inform project feasibility and specifications
- Monitor design development cost trends in order to detect over-runs and ensure that potential risk factors have been evaluated and reviewed with owners
Scheduling
- Develop and maintain master schedule for multiple projects simultaneously through entire preconstruction phase
- Develop preconstruction schedules that positively impact project success by determining major milestones and activities
- Manage all design development activities during working drawing phase and coordinate all consultants, trades and suppliers
- Work with project team members including estimators, project managers, superintendents, to identify potential constraints that may impact construction and incorporate constraints into preconstruction schedules (ex: site planning, logistics, etc.)
- Analyze impact of changes to cost proposals and schedules and provide recommendations to project team
Relationship Management
- Represent the Adi brand positive when dealing with consultants, suppliers, vendors, and trades
- Collaborate with trades at early stages of project to drive cost savings
- Maintain relationships with preferred vendors and identify potential vendors that offer improved quality and cost efficiencies and develop an Adi prequalification program
- Actively participate in all design meetings with owners, development team, architects, consultants and engineers during design phase and provide feedback to enhance the cost, schedule, quality, and constructability of the project
- Provide mentorship, training and development to preconstruction team members, capitalizing on individual and group strengths to ensure preconstruction team KPIs are achieved.
What You Bring:
- Bachelor degree in Construction Management, Engineering, Architecture or related
- 7+ years of related full project life cycle work experience in Construction Management, Development, Project Management, Design Scheduling – mixed use residential development experience is preferred
- Proven success in budgeting, creation of construction processes, specifications, engineering and associated techniques
- Must be able to demonstrate comprehensive knowledge of construction documents, drawings, specifications, costs, budgets, planning of a project schedule and current construction practices and methodology
- Ability to communicate clearly and collaborate with multiple project stakeholders; Able to focus on developing long term partnerships with key stakeholders
- Proven track record of building successful teams and promoting teamwork by motivating, coaching and guiding others to establish consensus among team members
- Strong organizational, planning skills and the ability to manage multiple priorities.
- Proficient in Microsoft Office, Microsoft Project, Procore, Bluebeam
