Job Description Summary

This position is responsible for overseeing the day-to-day management activities for Moncton portfolio.

Job Description

Responsibilities:
Interact and effectively communicate with Owner Representatives and Cushman & Wakefield senior staff on financial performance, property operations, building issues and tenant relations.

Responsible for building and maximizing property revenue and minimizing recoverable and non-recoverable expenses including preparing and operating within an approved budget; analyzing monthly financial statements and preparation of monthly operational commentary and variance reports for inclusion in monthly management reports.

Assist with long range and strategic planning for the property including the development of annual property goals and objectives.

Ensuring tenant billings and year-end adjustments are correct and conform to the lease.

Administer leases to ensure all requirements are maintained, including insurance, percentage rent, monthly and annual tenant sales, annual sales audits and tenant contact information.

Oversee accounts receivable and develop an aggressive effort to minimize A/R balances.

Oversee accounts payables and ensure timely processing of all payables.

Develop, recommend, tender and manage capital projects including building/site improvements and leasehold improvements in conjunction with the Sr. Property Manager, Senior Director of Asset Services, Cushman & Wakefield leasing and development staff.

Liaise with Leasing Representative to ensure budgeted leasing projections are met and assist with leasing related activities where needed. Review the monthly rent roster and summary of recurring charges to ensure accuracy and integrity of information.

Develop and foster a positive tenant relations program by providing superior management service through knowledge, practice, exceptional customer service and implementation of a customer relationship management plan including one-on-one meetings with key tenant owners/managers. Create an environment where tenants adhere to property operating standards and rules through a program of education and voluntary compliance.

Ensure efficient operation of buildings including compliance with government regulations, achievement of maintenance/security/life safety standards and development of efficiency and cost effective operating improvements and utility conservation programs.

Complete consistent and regular property inspections to ensure high standard of operation and appearance at all times.

Tendering, selecting and supervising service contracts in accordance with Cushman & Wakefield policies and procedures.

Ensure the efficient maintenance and repair of properties through development and implementation of preventative maintenance, housekeeping, landscaping, snow removal and building repair programs.

Oversee all Security activities and plans. Maintain a safe and secure environment at each site to minimize security related incidents and ensure that all incidents or accidents occurring on each property are handled in accordance with established procedures.

Maintain overall responsibility for tenant coordination and tenant construction activities in accordance with Tenant Design Criteria and Construction Rules and Regulations requirements.

Respond promptly to all insurance recommendations and take appropriate action to minimize insurance risks. Liase with and provide information/reporting to insurance adjusters and internal corporate insurance department when required.

Liase with and develop on-going relationships with local and regional property management industry professionals including becoming an active member in various industry organizations such as SASCA, BOMA, ICSC, etc..

Other duties as required and assigned.
